PROGRAMMING

The programming phase of the project is arguably one of the most critical, as it is during this stage that the project intent, goals, schedules & budgets are established. The requirements for the space are examined in depth and an initial space plan is created. Other tasks that fall under the “programming” phase are as follows:

CONTRACT ADMINISTRATION

During the construction phase of the project, HD2 attends progress meetings, responds to Requests for Information (RFIs) from the selected contractor, and reviews shop drawings, submittals, samples, and mock-ups for conformance with the approved design drawings.


DESIGN + DOCUMENTATION

Schematic design documents are created to establish the conceptual design of the project. Once approved, design development documents are produced to refine the design of the project; establishing the scope, relationships, forms, size and appearance of the project by means of plans, sections and elevations. Finally, a set of complete construction documents is generated to provide the detailed requirements for the project’s construction, including floor and roof plans, elevations, wall sections & details, and door & window schedules. BID NEGOTIATION + PERMIT SUBMISSION


After the construction documents are complete and approved, they are submitted to multiple contractors for competitive bids. The bids are then compared and evaluated and a complete analysis is provided for the client. At this time, the construction documents are also submitted to local authorities for review and approval. Upon approval, a permit is issued and construction begins.
